U.S. Housing Market Rebalances Slowly

The national housing market is showing signs of gradual rebalancing, with active inventory up about 4% year-over-year—but for the first time in five weeks, that growth is slowing. For buyers in the Augusta area and beyond, this means a steadier environment: more options are appearing, yet supply isn’t spiking. Homes are spending an average of 61 days on market, unchanged from last year and right in line with the typical late-Q3 slowdown. New listings dipped by around 1% compared to a year ago, as both affordability challenges and pricing hesitation continue to shape decisions for buyers and sellers alike. The median listing price now sits at $419,000 (down roughly 1% year-over-year), with the median price per square foot at $222—the lowest since early Q1 2026. While inventory gains and higher mortgage rates are gently shifting the market in buyers’ favor, the overall pace remains measured, not dramatic. In my experience guiding clients through similar phases—whether you’re considering a move or weighing your options—clear, up-to-date insights are key to navigating these evolving conditions with confidence.
